The feedback I have received from agents showing my home is that it is dated. Nothing specific so I'm unsure what I should change. My Agent hasn't provided much guidance in this regard. What is it that buyers consider dated?
I have not seen your home therefore it is difficult for me to answer specifically regarding your home. However I can generalize. Having taken hundreds of buyers to view homes, I will provide some indication of what they have considered "dated". Understand I am not providing my personal opinion of likes and dislikes but the opinion of what buyers have voiced.
Brass or gold colored fixtures including light fixtures;
Older windows;
Dark paint colors throughout the home;
Trim paint color that is not white or cream;
Older cabinets in a kitchen and/or bath;
Counter tops in bath and/or kitchen that are not granite or corian;
Linoleum flooring;
Blue, red, pink, green, dark brown, orange carpet;
Flooring that is not hardwood or tile;
Paneling on the walls (even if new);
Interior doors that are flat;
Old screen doors;
Dark drapes on the windows;
Old and/or rusted exterior light fixtures;
Drop ceilings;
Dim lighting;
Bushes around the house that are close to the house and/or cover much of the house;
Older and/or mismatched furniture.
Please understand that some of these items are considered positive but only in a specific style home. Perhaps take a look around the house and mark any items above and make some changes or reduce the price.
Is there a Use and Occupancy requirement in East Pikeland?
No there is no Use and Occupancy required for resale properties in East Pikeland or Schuylkill Township. One is required in the Borough of Phoenixville.
