Mistakes Sellers Make

The most common mistakes Sellers make can keep their home on the market for a very long time.

Many sellers continue to put themselves at a disadvantage by over pricing their home. Your home should be priced within 5 percent of the market value, the true market value. Not what you want. Not what you need. Not what you deserve but the true market value.

Interview the top agent in your neighborhood, or even two if that makes you more comfortable. Ask him or her where they would price your home in order to have it under agreement within 30 days. This should tell you where they feel the true value of your home is. If you interview more than one agent and one value is much higher than the other AND they cannot provide you with TRUE comparables to back up their price, walk away from that realtor. Realtors refer to this type of situation as "buying" the listing.

Your home needs to have many bright photos to show the assets. Dark photos that show your home is a bad light is not a good idea. A total of 10-24 photos should be available for the general public to see as we are all visual. Be sure your realtor places a colorful brochure out by the yard sign--not the MLS sheet but a bright colorful brochure that will entice a potential buyer.

Last but not least remember, four out of five times, the first offer you receive is your best offer that you will receive. If it's a low ball number, DO NOT become insulted. Instead turn that situation into a positive. After all, you have someone in the door, someone who is interested in your property and someone who wants to purchase. Counter that offer; do not let them get away.

In a nutshell, price your home correctly the FIRST time; entertain all offers and counter them if too low; be sure your home is marketed by an honest realtor who is tops in your neighborhood; show many photos. Although it still may take some time to sell your home and some corrections may need to be made, your home will not be at a disadvantage.
