Most everyone agrees that the prices of homes have adjusted to reflect the true market of real estate in our particular market.  

There are still a few buyers looking for the deal but most have realized that the home prices have caught up with the current real estate market. 

Here are a few tips to make sure you secure your home:

  • Putting in a ridiculous offer: Buyers need to do their homework. Look at the comparables. If the home is priced according to market conditions then the buyer needs to realize that. Don't offer $20,000-$30,000 under asking price if it is a fair price. This will insult the seller and start the process out on a sour note.
  • Home inspections:  If you receive a seller's assist to help you with closing costs, keep that in mind when you are reviewing the home inspection. There are always issues with any home. Remember the assist you received from the seller and balance that out with the repairs that are needed.
  • The seller has to move: Keep in mind that the process is not about getting over on the seller. It's about purchasing your home. Don't make the mistake of thinking a seller is in trouble. It's difficult to know exactly what a seller's position is. And even if the seller is in trouble that doesn't mean they are going to accept any offer.
  • The banks want to get rid of the houses: Nothing could be further from the truth. The banks have their bottom line and they stick to it. Although it is true you can get a bank-owned property for less than another property it is usually because of the condition of the property, not because the banks are desperate.

Prices have stabilized and the rates are lower than they have been in years. It's a great time to buy a home and it can be a great exciting experience if everyone involved remains fair and is educated about the home they are purchasing. Happy house hunting!
