Why Should You Use a Local Realtor?

Hire a local realtor. You'll be happy you did!

I've actually heard people talking about real estate and make comments such as I'm going to hire a realtor from the city or from the Main Line because they can get me more for my house than a local realtor. 

And as I am scratching my head trying to put logic into that thinking I realize that I cannot. If anyone paid attention to what they are saying they would realize how wrong they are. 

If you are hiring a realtor on the Main Line because they get more for their listings it's not because of the realtor, it's because the houses in that area have a higher market value. Let it be known that the appraisers are the end of the line for market value and it won't matter what someone gets you for your property if it will not appraise.

So why use a local realtor? If you have your home listed and a potential buyer calls your realtor to schedule an appointment but they are only in town for one day, would you not prefer a realtor who is close by and can accomodate that showing? 

I know I would. If you have a buyer interested in your property and they are new to the area, don't you want a realtor who lives in your area who can tell them all the great things about the area and the great things yet to come? I know I would.

Why would you want a realtor who cannot be at your listing at a moment's notice to show it and who knows nothing about the area?

Ridiculously enough I actually have realtors call me to ask about value on a house they are listing for a relative. Do you really want your realtor who is representing YOUR house to have to ask another realtor for value? It doesn't make much sense to me.

When you hire a local realtor you are hiring knowledge about the area, knowledge about your market and knowledge about how to sell your home. When you hire a local realtor you are also hiring convenience. They will be available to refill those brochure boxes for you the very day you run low, not days later. They will be able to show your home on a moment's notice.

Just the other day I had a realtor from out of the area who was scheduled to show my listing. The realtor broke down on the way to the appointment but his clients were already at my listing. It took me five minutes to get to my listing and show his clients through. My clients did not miss a showing and that agent is showing the house for a second time this week. That is the kind of service a seller should expect from an agent. Can an out of the area realtor provide that to you?

When you are ready to sell your house do yourself a very huge favor and hire an experienced, full-time, local realtor and get the best service possible for your house. You will definitely be happy that you did!
